Sell your Property with Team España
|
Our Team España organization based in Nerja is pleased to offer a " self -sell " service designed for those who feel they would like to sell their property themselves, recognise the need for professional marketing and promotion an would like to minimise costs. It is best suited to those in range of our Nerja office.
We charge a marketing fee and provide a range of services. These services provide a comprehensive marketing programme and applicants are directly passed to the owners for viewings, negotiations and sales.
a ) Sale Particulars are prepared which include several photos of the property, a general description highlighting it's features and the Seller's telephone number. These are distributed from our Nerja office.
b ) The Property will be advertised in one of the Team Espana's colour adverts in local magazines every month until agreed sold for a maximum of 6 months. The adverts are for the properties for sale in our Nerja office.
c ) The Property will be will also be advertised on local radio station covering Nerja if there is a promotion running.
d ) The property will be included on our highly successful website www.teamespana.com which advertises properties registered in our Nerja office.
e ) The property will be included on our " Team " international website which again includes properties in our Nerja offices.
f ) The Sale Particulars will be passed to applicants in our Nerja office responding to adverts or the web site, to applicants on Team Espana's mailing list and to callers at the office. The details will also be promoted within the Nerja office.
g ) A " For Sale " board including the Nerja office telephone numbers will be erected at the property if required.
These are the standard marketing tools we use in our Nerja office to attract applicants to buy properties.

Once the applicants are found in our Nerja office they will be put in direct contact with the owners who can then proceed to make their own arrangements for viewing and agreeing sale terms.
Our Marketing Fee is payable to our Nerja office upon the commencement of our Services and is NON RETURNABLE
regardless of future actions and regardless of whether or not the property is sold through any channel or withdrawn from the market.
MARKETING FEE - 1% OF THE ASKING PRICE
The marketing fee is payable ( in pounds sterling or euros ) to Team Espana U.K. and is subject to IVA at the prevailing rate.( IVA is the Spanish VAT and is currently 16% ). Example. Property price 100,000 euros. Self Sell fee 1% being 1,000 euros IVA 160 euros. Total selling cost of property at 100,000 euros is 1,160 euros.
Any " self-sell " clients are welcome to change to our full estate agency service at any time and to receive a full 1% discount in addition to any money paid on the Self Sell scheme. |

ADDITIONAL INFORMATION FOR NERJA OFFICE |
Our main points of service are set out below with further explanations.
a ) Sale Particulars are prepared by Nerja office which include several photos of the property, a general description highlighting it's features and the Seller's telephone number.
These Particulars are prepared in a similar style to all our other particulars with the exception that we will include the owners contact telephone numbers. If required we will also include directions to the property.The owners set the prices of properties but our opinions of asking prices are available if requested. Thes particulars are distributed from our Nerja office.
b ) The Property will be advertised by the Nerja office in one of the Team Espana's colour adverts in local magazines every month until agreed sold for a maximum of 6 months.
The Team Espana office in Nerja has full page colour adverts every month in the main magazines covering this area. This includes Market Place, Insight, Streetwise and Soltalk. Adverts for the self- sell properties will appear in at least one magazine, in our standard format, each month. The sellers telephone numbers can be included in the advert if requested.
c ) On occasions we run " Property of the Day " promotions. Self Sell properties are included when such promotions are running.
d ) The property will be included on Nerja offices highly successful website www.teamespana.com
The website for the Nerja office is highly effective and is advertised widely. In addition the Nerja office employs specialists to ensure the site appears in as high a position as possible in the rankings of all
" search engines " - the key to successful internet sales ! The proof is in the high number of requests for details we receive daily in our Nerja office. The sellers telephone numbers can be included on the web site if requested.
e ) The property will be included on our " Team " international website, this web site, Nerja office and the other TEAM OVERSEAS agencies.
f ) The Sale Particulars will be passed to applicants at our Nerja office responding to the advert or web site, to applicants on Team Espana's mailing list and to callers at the Nerja office.
The details will also be promoted within the Nerja office.
Not all our properties can be displayed in the windows in Nerja office at any one time but ALL our properties are displayed in our sales registers in the Nerja office.
When applicants call at our Nerja office we go through the appropriate prices sections of our registers with the applicants. Self-Sell properties will be treated in exactly the same manner as our other properties.
g ) A " For Sale " board will be erected at the property if required. We recommend a " For Sale " board as an excellent sales promotion and it is available if requested. The board will display the Nerja office numbers and the sellers number id requested. Many sellers do not wish to have such a board and we respect their choice.
Any " self-sell " clients at our Nerja office are welcome to change to our full estate agency service at a discounted fee level, at any time. |
