FRANCHISES |
TEAM ESPAÑA offers the opportunity of a Franchise operation.
Team España is established as one of the leading estate agencies in the area centred on Nerja, about 30 miles east of Malaga on the Costa Del Sol, Southern Spain.
The Firm has the largest Register of resale properties in the area. In addition through its network contacts it has a current property register across Spain of over 10,000 properties including new developments. Growth via Franchisees as well as global internet marketing is a major strategic objective.
The Franchise operation will result in new offices opening in Almuñecar, Competa, Torrox Costa and Rincon De La Victoria These will be followed by offices in Marbella and other areas west of Malaga.
The Franchises are available for purchase at a capital figure and an ongoing percentage payment.
The Franchisees will enjoy full ongoing training and back up with total responsibility for day to day running whilst conforming to overall corporate guidelines to benefit all. In addition Team España will support the franchised office in order to help manage the legal paperwork, sales to completions and fiscal / tax requirements.
The Franchise will run for a fixed period of time which is negotiable. At the end of the period there is an option to take the franchise for a further period. At any time the Franchisee can resign and return the business to Team España and be free of all ongoing future responsibilities for running costs etc.
The Franchisee can sell the Franchise to a third party by agreement with the Franchisors and payment to them of a percentage of the sale price. |

PREMISES PROVIDED |
Team España will provide a furnished and equipped estate agents office, branded, TEAM ESPAÑA. Team España will also deal with the legal matters and the opening licence.
The Franchisee will then take over the running and operation of the business on a day to day basis |

SERVICE PROVIDED |
Team España will
1. Provide initial and ongoing training for the Franchisee and staff.
2. Install a management system to provide for :-
a) Registration of properties, clients and applicants.
b) Providing details of over 15,000 multi listed properties ( at the time of producing this document ) currently available in Spanish mainland, Balearics, Canary Islands, France, Croatia, Morocco, Florida, Cyprus, South Africa - all available for sale by the Franchisee.
Upon a sale being agreed Team Espana Nerja will advise in ensuring the following steps are taken ( see guidance notes on sale ) :-
a) Preparation of the sale contracts in Spanish and English.
b) Preparation of the nota simple, comunidad, urbana and plus valia certificates
(where possible and appropriate).
c) Presentation of documentation to the Notary and procedures for attendance.
d) Collect the sale commission.
Provide a Manual of Best Practices to instruct and guide on all matters including
a) Advertising, canvassing and promotion.
b) Receiving, forwarding and clarification of offers, - including procedures, sale and purchase taxes and costs.
c) Confirmation of sales and instruction of lawyers, etc.
3. Arrange ( if required ) the construction of a web site and optimisation. |

ADVERTISING |
| The Franchised office will advertise exclusively under the TEAM ESPAÑA banner. No alterations to the brand identity can be made without prior consent from Team Espana Nerja. |

OPERATION |
The Franchisee will run the office and gain instructions to sell properties in its own right. In addition from day one the Franchisee will have full access to the Franchisor´s Property Register.
The Franchisee will introduce applicants to all the properties for sale and agree sales on a prescribed basis. The Franchisee will draft the sale confirmation. With support from Team Nerja it will then progress the sale to finalisation and payment of the fee.

1. GENERAL STANDARDS

3. DEALING WITH APPLICANTS
( RECEIVING APPLICANT, SHOWING PROPERTY, RECEIVING OFFER, SALE CONFIRMATION, PROCEEDING TO COMPLETION AND PAYMENT )
4. REGISTERING PROPERTY ( PROPERTY REGISTRATION, AGENCY TERMS, LOADING INFORMATION, REGISTERING PRICE CHANGE, DELETING A PROPERTY )
5. THE SALE OF PROPERTY |

TERMINATION |
The Franchise will terminate on an agreed date unless an extension is agreed.
At any time the Franchisee can resign and return the business to the Franchisor and be free of all ongoing future responsibilities for running costs etc.
The Franchisee can sell the Franchise to a third party by agreement with the Franchisers and payment to the Franchisors of a percentage of the sale price. |

EXCLUSIVITY |
The franchisor will agree with the franchisee a geographic area within which no other franchisees will be appointed.
